Xavier Zamarron, a 23-year-old Marine Corps veteran, real estate professional, and beloved member of the South Bay community, passed away on November 27, 2025. His passing has deeply affected military, educational, and business circles across the region.
Born and raised in San Diego, Xavier graduated from Montgomery High School in 2020, where he was known for his leadership and positive energy. He went on to serve honorably in the U.S. Marine Corps, carrying the values of discipline and resilience into his civilian life.
After his service, he became a licensed real estate agent with eXp Realty, known professionally as thecowboyhatguy, where he specialized in helping veterans and families navigate the housing market with integrity and care.
Xavier’s drive was matched by his deep commitment to community. He frequently volunteered as a mentor to transitioning veterans and returned to Montgomery High to encourage students. His genuine nature, marked by his signature cowboy hat and warm smile, made him a trusted and memorable figure in every circle he moved through.
Family was central to Xavier’s life. He was a devoted son and brother who cherished family dinners, beach days, and backyard barbecues where stories and laughter flowed freely. He balanced his ambitious career with simple pleasures like fishing at Imperial Beach and spending quality time with loved ones.
Though his life was tragically short, Xavier’s impact was immense. He leaves behind a legacy of courage, kindness, and entrepreneurial spirit that will continue to inspire his fellow Marines, clients, classmates, and everyone fortunate enough to have known him.
